Using tax year 2025 rates payable in 2026 and the same owner-occupied assumptions for every community:
Xenia: $6,633 per year, $553 per month. Fairborn: $7,421 per year, $618 per month, or $788 per year and $66 per month more than Xenia. Bellbrook: $9,196 per year, $766 per month, or $2,563 per year and $214 per month more. Centerville in Washington Township: $9,946 per year, $829 per month, or $3,313 per year and $276 per month more. Beavercreek: $10,382 per year, $865 per month, or $3,749 per year and $312 per month more. Springboro, Warren County portion: $6,135 per year, $511 per month, or $498 per year and $41 per month less than Xenia.
The clearest comparison is Beavercreek. Under the same assumptions, a $450,000 home in the City of Beavercreek is estimated to carry approximately $3,749 more in annual property taxes, equal to about $312 more each month, than a similarly valued home in the City of Xenia.
Centerville and Bellbrook also show substantial differences. The estimated annual gap is approximately $3,313 compared with Centerville in Washington Township and $2,563 compared with the City of Bellbrook.
What could a lower monthly tax cost mean?
A difference of $200 to $300 per month can materially change the total cost of owning a home. Depending on the buyer, that money could remain available for travel, hobbies, furnishings, future home improvements, vehicle or recreational-equipment expenses, retirement or emergency savings, or a smaller total monthly housing obligation.
Taxes should not be the only reason to choose a community, but they belong in the comparison alongside purchase price, floor plan, included features, maintenance needs, and quality.
A transparent comparison, not a ‘lowest taxes’ claim
Wright Cycle Estates is not claiming that Xenia has the lowest property taxes in every Dayton-area community. Under the same $450,000 assumptions, the Warren County portion of Springboro is estimated at approximately $6,135 per year, about $498 less than Xenia.
The defensible advantage is more specific: Xenia’s estimated property taxes are materially lower than Beavercreek, Centerville in Washington Township, Bellbrook, and Fairborn at the same market value. Buyers deserve a comparison that is useful, documented, and honest rather than a broad advertising claim.
How the estimates were calculated
Ohio real property is assessed at 35% of market value. These estimates apply the applicable taxing-district rates and qualifying owner-occupancy credits to a $450,000 auditor market value.
The comparison uses Ohio Department of Taxation tax year 2025 aggregate property-tax rates by taxing district, the applicable Class I effective millage, a 35% assessed-value ratio, and qualifying 10% non-business and 2.5% owner-occupancy credits.

Important limitations
These figures are planning estimates, not tax quotes. Actual taxes depend on the parcel’s auditor valuation, exact taxing district, special assessments, eligibility for owner-occupancy credits, future levies, and other adjustments.
New-construction tax bills can also change as land and completed improvements are added to the auditor’s valuation. A buyer should not assume that an early or partially assessed tax bill represents the stabilized tax obligation for the completed home.
Before purchasing, verify the parcel, taxing district, assessed value, special assessments, and projected completed-home taxes with the applicable county auditor, treasurer, lender, or qualified tax professional.
